... its still a buyers market!!...
take advantage of the opportunity to negotiate your deal. once we go back into a sellers market you won't have the chance to offer less than the asking price. as we saw in the past, when there are multiple offers on a property, the buyer is forced to offer more than asking price, and once things get really crazy, sellers start requiring buyers to start jumping through hoops like asking them to remove loan contingencies, or increase deposits and more. be prepared. listen to your realtor. choose a reputable realtor who has the experience to assit you in your successful purchase. your realtor should require you to consult with a lender before he or she takes you out to look at property. you may not agree with this, but i promise by talking with a lender before you go out to view homes, you will be spared all the tradegdies you may have heard from friends or family. we have you prequalified first so that you are aware of the monthly payment and all costs involved with your purchase. this way we only take you to homes you are ready, willing and able to buy. if we take you to homes before you know the whole financial picture, and you fall in love with one.... then we talk to a lender, just to find out you love the house, but not the payment; now we have a major problem. now you're going to base every other property on the one you fell in love with and nothing will compare. and you will have a very difficult time getting over that, and some people have even decided not to buy because they were so disappointed from the whole ordeal.
so, let us guide you to a successful purchase. we can save you time and money, if you let us.
sellers:
well, unfortunately, if its a good time to buy, that means its probably not the best time to sell, if the point of your sale is for the equity. if you can hold on to your property for another few years, you will probably be better off in the way of equity.
now, in the event you need to sell your home to avoid a foreclosure you have a couple of options. but do not pay anyone up front for their services!!! i have been made aware of several new scams that people are using to make money off those of us in need. if you are approached by an agent who offers to do a loan modification or short sale if you pay them upfront, please do not do business with them. most of these people will get your money and you'll never see them again.

this is a very unstable time in the real estate industry because of so many new ways of doing business. the foreclosure market is larger than we have ever seen it. and alot of the people doing business aren't completely educated in the laws of doing business with foreclosed properties. make sure you are working with a well known agent who has been around for a long time. i would be very careful in working with a newly licensed or part time agent, only because of the potential lack of knowledge within this particular market climate. just be careful when choosing an agent to represent you. and if you need any advice, don't hesitate to call me. i won't solicit your business if you're working with an agent, but i would be happy to answer any general questions you may have about real estate.

A native Californian, I grew up in Riverside and moved to Rancho Cucamonga in 1990. Most recent prior to real estate, I was a professional dog trainer, which to this day I still enjoy doing. I have always loved animals, but I have a special place in my heart for dogs. Along with training, I also showed dogs on the professional show circuit, wow, what an exciting job that was!
